Colonial Village
Colonial Village on Chapman Hwy was originally part of the 200-acre farm owned by Samuel A. McCall (1856-1934). Most of the homes in Colonial Village were built during the 1940s and 1950s, so there are many ranchers and cottages in the neighborhood. There are also a few traditional two-story or split-level homes. The neighborhood is four miles south of Downtown Knoxville, across from Lake Forest, and is an easy commute to Downtown Knoxville and the University of Tennessee campus.
Colonial Village residents enjoy many outdoor charms. For example, the Gary Underwood Greenway walking path, Butterfly Lake, and the Dogwood trails (viewed from March through June) offer beautiful scenery. Residents can also head south on Chapman Highway to Ye Olde Steak House, a true South Knoxville institution with a cozy atmosphere and delicious steaks.
It is a beautiful part of South Knoxville with larger lots, beautiful natural wildlife, and friendly neighbors. People in this community are from all walks of life, and everyone is neighborly and friendly. Colonial Village is centrally located, and it is easy to access Chapman Highway, downtown Knoxville, and even Alcoa Highway. It is quiet and peaceful, yet minutes from all the city’s action!

Dogwood Trail
The Chapman Hwy Dogwood Trail is made up of two neighborhoods; Colonial Village is on the west side of Chapman Hwy, and Lake Forest is on the east. Colonial Village is a Dogwood Trail community once part of the 200-acre McCall family farm. This neighborhood is an excellent example of homes developed during the post-World War II building boom. Most of the homes in Colonial Village were built during the 1940s and 50s. Today, the neighborhood has four churches, one elementary school, one city park, and a beautiful duck pond, also known as McCall’s Pond or Butterfly Lake.
